Dallas-area home price growth cools

Dallas-area home prices were up by 6.4% in November.

That's slightly less than the nationwide year-over-year median home price increase, according to researchers at CoreLogic. Nationwide, prices were 7% higher from November 2016 levels.

"Rising home prices are good news for home sellers, but add to the challenges that home buyers face," CoreLogic Chief Economist Frank Nothaft said in a statement.

"Growing numbers of first-time buyers find limited for-sale inventory for lower-priced homes, leading to both higher rates of price growth for 'starter' homes and further erosion of affordability."

Some of the biggest price increases were in Las Vegas, up 11.1% from November 2016, and San Francisco where prices were 8.9% higher than a year ago.

CoreLogic predicts that nationwide home prices will grow by 4.2% over the next year.

Dallas-area home prices are at record levels but are rising at a slower rate than in recent years.

Through the first 11 months of 2017, median sales prices for pre-owned single-family homes were 9% higher in North Texas than in the same period of 2016, according to the latest data from local real estate agents.

North Texas home prices have risen 60 percent since 2009 during the recession.
