I was recently chatting with Kim Hankins, a loan officer in North Carolina, who shared a great question she is using when talking with Realtors.
"Do you have any clients that have been declined in the last couple of years? I am happy to contact them to see if they can purchase a home now."
Most loan officers do not stay in touch with their prospects that didn't qualify. This may be because of credit issues, foreclosure or short sale, income problems, etc. Enough time may have passed to bring them into qualifying range or there may be a program that fits their situation that wasn't available two years ago.
