CALIFORNIA

Carson-Document Systems Inc. said that Melanie A. Feliciano and Renee M. Smith have joined the company's in-house legal team as assistant general counsel and staff counsel, respectively.

Prior to joining DSI, Ms. Feliciano was a senior associate attorney at the Los Angeles firm of Swedelson & Gottlieb, where she handled compliance and homeowner-related litigation cases. She has also practiced with Los Angeles-based Robert Smylie & Associates.

Ms. Smith joins the team as staff counsel with a background in real estate law. She most recently worked with Parker Stanbury LLP.

Garden Grove-Informative Research, an independent mortgage credit reporting agency, said that Will Parks has been appointed vice president, operations.

Mr. Parks was most recently director of project management, a role he held since April 2002.

Prior to accepting his role in project management, he worked as the director of client services, a role he held for two years. Mr. Parks joined Informative Research in February 1993.

Poway-Scott Reznicek has joined eAppraiseIT LLC as vice president of strategic initiatives. In his new position, he is responsible for product development, project management, customer care and strategic initiatives.

Mr. Reznicek comes to eAppraiseIT after serving as senior retail advocate at Guaranty Residential Lending.

Prior to his position at Guaranty Residential, he owned and operated The Providence Group. In addition, Mr. Reznicek has worked for Meritus, Carteret Savings Bank, Bright Mortgage Co. and Mortgage and Trust Inc.

Simi Valley-Lenders First Choice has added Keith Hafner as senior vice president and national title operations manager.

In this position, Mr. Hafner oversees all title operations at LFC's four operations centers across the country.

He has worked in the title industry for more than 20 years, having previously served LandAmerica, First American Title and TICOR Title.

MASSACHUSETTS

Boston-Jeffrey W. Sacks has joined Nixon Peabody LLP as a partner in the firm's affordable housing group. He will be located in the firm's Boston office.

Mr. Sacks has more than 20 years of experience in the real estate and affordable housing industry representing for-profit and nonprofit organizations, government agencies, lenders and investors in the development and financing of affordable housing and assisted living facilities.

Prior to joining Nixon Peabody, he was chair of the affordable and special needs housing group of Brown Rudnick Berlack Israels.

MINNESOTA

Minneapolis-Bell Mortgage has appointed Jeremy Seldon as loan officer for the company's downtown Minneapolis office.

Before coming to Bell Mortgage, Mr. Seldon worked for TCF Mortgage as a loan officer and mortgage lending manager. He has seven years of mortgage banking experience.

Bell Mortgage has also appointed Jason White as managing loan officer for the company's new office in Coon Rapids, Minn.

Before taking on the position of managing loan officer, Mr. White spent six years as branch manager/loan officer at Countrywide Home Loans in Blaine, Minn.

NEW JERSEY

Newark-Prudential Mortgage Capital Co. said that Dale Fathe-Aazam has been promoted to lead Prudential's institutional mortgage portfolio business, Prudential Real Estate Fixed Income Investors.

Before joining Prudential in 2003, Mr. Fathe-Aazam was a managing director for Heller Real Estate Finance in Los Angeles.

Earlier, he was a vice president, overseeing national mortgage investing for Transamerica Realty Services.

Newark-Prudential Mortgage Capital Co. said that Dana Colucci has been named Southern regional manager for Prudential Huntoon Paige, overseeing all FHA-insured multifamily loans originated in the South.

Ms. Colucci, based in Atlanta, has more than 17 years of experience in the mortgage banking industry.

Before joining Prudential, she was a managing director and head of FHA-insured multifamily lending for Collateral Mortgage Capital. Before helping to develop Collateral's FHA-lending division, she oversaw secondary loan sales and acquisitions.

NEW MEXICO

Santa Fe-Thornburg Mortgage Inc. said that Anne Beckett and Nathan Fellers were promoted by the board of directors to senior vice president. They were also appointed managing directors of Thornburg Mortgage Advisory Corp., which manages the operations of Thornburg Mortgage Inc.

Ms. Beckett joined Thornburg Mortgage in 2001. Prior to joining Thornburg Mortgage, she had 23 years of residential and multifamily lending experience, most recently as development project manager for the New Mexico Mortgage Finance Authority.

Mr. Fellers originally joined Thornburg Mortgage as a financial analyst in 1996, and rejoined Thornburg in 2002 as senior portfolio manager. Before rejoining Thornburg Mortgage, Mr. Fellers was an investment officer at the Federal Home Loan Bank of Seattle.

NEW YORK

Melville-Richard Loeffler has been promoted to chief administrative officer for American Home Mortgage.

Most recently, Mr. Loeffler was the company's deputy chief administrative officer, with responsibility for the company's operations, information technology and secondary marketing.

Mr. Loeffler joined American Home Mort-gage in August of 2000 as part of its acquisition of Roslyn National Mortgage Corp. Earlier in his career he held management positions with Fannie Mae, as well as several regional mortgage bankers.

New York-Cantor Fitzgerald has added Ken Clisham and Jeffrey Hotch to its Debt Capital Markets division.

Mr. Clisham joins the firm as a managing director of the Debt Capital Markets mortgage business. Mr. Clisham will be responsible for heading New York region mortgage sales.

Mr. Hotch joins as a senior vice president, also in mortgage sales. Mr. Clisham has over 22 years of experience in mortgage sales and trading. Prior to joining Cantor Fitzgerald, he was a managing director at Piper Jaffrey.

Mr. Hotch is also previously of Piper Jaffrey. His 20-year career includes senior positions at Kidder Peabody and J.P. Morgan Chase.

NORTH CAROLINA

Charlotte-HSBC Mortgage Services has appointed Michael A. Freeman to vice president and chief credit officer.

Mr. Freeman's career covers 20 years in financial services and banking, with experience in credit administration, analytics, decision technology, governance and consumer portfolio management.

He has held senior risk positions with Bank of America in Charlotte, N.C., and also First Union.
