Home Sales Up in Connecticut, but Median Price Declines Slightly

Sales of single-family homes in Connecticut rose 2.4% compared to the same period a year earlier, according to a report issued by a real estate industry trade group this week.

But even as single-family home sales rose modestly in the state, the median price for those sale declined slightly, officials with Connecticut Realtors said. The median sale price last month was $245,000, which represents an eight-tenths of a percentage point decrease from December 2013.

The number of homes sold last month was 2,514 and increase of 60 homes over the previous December.

“[Last year] had ups and downs, but it ended on a relative high note,” Sandy Maier Schede, president of Connecticut Realtors and broker/owner of Maier Real Estate in Meriden, said in a statement. “The market is showing signs of righting itself, and new help from the federal government may accelerate the recovery.”

Townhouses and condominium sales in Connecticut increased just under 1% last month, compared to December 2013. The median sales price of condominiums sold in the state during December was $157,250, which was a half a percentage point decrease from $158,000 in that same time period in 2013.

Total units sold were 643 in December, six more than were sold during the same month in 2013.

Connecticut Realtors is a statewide trade association representing more than 15,600 real estate professionals.
