Property Management Services Help Investors Maximize Value

North County Property Group has launched a range of new services and program offerings to help investment property owners maximize the value and income of their assets.

The additional services that the Del Mar, Calif.-based property management company is now providing clients include a 10-point property marketing program, REO portfolio services, eviction services, and a referral program for cooperating real estate brokers and agents.

As part of the 10-point property marketing program, NCPG puts a client’s property to work  generating rental income through promotion efforts by emphasizing online searches and social media networking to young and affluent professionals who leverage technology, smartphones and tablet devices to search for housing through nontraditional methods.

This exclusive 10-point marketing program promotes each property NCPG manages through ten different marketing levels to identify the best tenants fast and maximize property income. The various points are analysis, MLS, website, advertising, signage, flyers, social media, network, corporate relocation and open house.

Additionally, NCPG has a specialized service program dedicated to property management of bank-owned homes, covering the full spectrum from condominiums and single family homes to multi-unit buildings.

According to NCPG, REO customers obtain the same level of property management service in regards to maintenance, leasing, tenant screening and all aspects of the 10-point marketing program.

Another new service NCPG has for their customers is handling evictions due to the nonpayment of rent, breach of contract, or termination of tenancy under terms of the residential lease agreement.

In general, to evict a tenant in California, an unlawful detainer process must be engaged on behalf of the property owner and a lawsuit needs to be filed in superior court. This means that the court action moves forward relatively quickly and that the time given the tenant to respond during the lawsuit is moderately short. The property owner must use this court process to evict the tenant and cannot resort to self-help measures to force the tenant to move.

NCPG’s eviction services program manages all of these steps through every step of the eviction process, such as signing and serving in the property owner’s name all notices that are required to initiate and pursue the eviction process; commence and prosecute actions to evict tenants; recover possession of the property in the owner’s name; recover rents and other sums due; and settle and reinstate tenancies.

Also, the property management services and programs from North County Property Group are quoted separately for each property, whether it’s an individual property owner, property investment company, or REO property. NCPG said standard property management services include all of the following: marketing and promotion of the property, identifying and screening prospective tenants, lease management agreements, move-in and move-out procedures, rent collection services, perform semi-annual walk-through’s with tenants, complete background/credit check on all applicants, handle tenant concerns, schedule necessary maintenance, periodic property visits, and monthly and annual income statements.

Lastly, the broker/agent referral program established by NCPG maintains relationships with credible workers throughout the region to help fill vacancies customers may have for their properties.
