Big ups and downs for Maui's housing market in June

Two pieces of Maui's housing market moved in opposite directions in June, with declines for single-family houses and gains for condominiums.

The Realtors Association of Maui reported that the number of single-family homes sold last month plummeted 30% to 84 sales from 120 a year earlier.

The median sale price for homes was $725,700 in June, down 2 from $740,000 in the same month last year.

In Maui's condo market the number of sales surged 21% to 150 last month from 124 a year earlier.

Condos sold for a median $515,000 in June, up 20% from $430,000 a year earlier.

Maui's housing sale statistics are often jumpy in part because the trade association counts sales of previously owned homes and new homes. The mix between primary housing in less expensive parts of the island and pricey vacation homes at resorts also can contribute to swings in median prices.

The median sale price is a point at which half the sales were at a higher price and half at a lower price.
