To ease would-be buyers' concerns about the impact of foreclosures that haven't followed the letter of the law (as in the Robo-gate scandal), a Cape Coral, Fla., realty firm is offering free independent title searches prior to closing.
Citing the "current foreclosure title mess," Zen Real Estate of Southwest Florida said that instead of waiting to see if a mountain of title problems materializes, it is acting now to lessen buyer fears of future title claims and get buyers off the sidelines before the peak Florida buying season.
"A title search can tell a story and give a buyer much information," said broker Robin Speronis, whose Ft. Myer-to-Naples market area has been one of the worst hit markets in the country in terms of the number of distressed properties for sale. "Information is power, information is a stress release."
