I just got back from the beach and had a really good time. Who cares, right?
Well, what's interesting - a big lesson - is that for two those days my wife, kids and I stayed with a Realtor friend. Shocking!
Most of the originators I speak to tell me that they would rather have brain surgery without anesthesia than work with Realtors.
This is a big mistake!
Yes, there are really mean and unethical - not loyal - Realtors out there. But the same could be said for every group. The big lesson here is that you need to be working with them; not for them, not against them, but with them.
There is simply too much first-time homebuyer and move up business out there right now for you to ignore them.
The key to my longevity: One of the reasons I have been able to originate for so long, through all the ups and downs is because of these relationships.
Here is the recipe: You need a stable of 10 to15 good Realtors, ones you like and that like you, and you will be able to stay in business forever and do well. Regardless of the market or economy, people simply have to move sometimes due to death, marriage, children, among other reasons.
With the first-time homebuyer incentive due to expire things are really heating up in the purchase marketplace and Realtors do 90% of these transactions.
Realtors can be your friend and best ally if you set up the rules of engagement upfront and simply do what you promise to do.
The key is communication. Remember, they are trusting you with their commission check.
