Questions to Ask When Hiring a Processor

Have you ever hired the wrong processor? I might be wrong about this, but I’m sure you’ve interviewed processors who you thought were going to knock it out of the park—only to find that they really didn’t know what they were doing.

Here’s a list of 33 questions to ask and suggestions on how to “test” to make sure you are hiring the right person for the job—and one will also fit into your company’s culture. 

Oh, and I’d love it if you’d share your interview questions with me, too. 

1. Tell me about yourself.

2. Why are you leaving your current job?

3. How organized are you? Give me an example.

4. What do you think is a reasonable time frame to return a client’s phone call/email?

5. What do you do when you get stressed out?

6. What does your typical day look like?

7. What are your processing responsibilities now?

8. How many loans are you comfortable handling?

9. What is your loan product mix?

10. What loan origination software have you used?

11. What investors have you worked with?

12. What is the lowest credit score you’ve seen approved through automated underwriting?

13. What documentation is needed for a self-employed borrower?

14. What is the difference between Desktop Underwriter and Loan Prospector?

15. What do you look for when reviewing a bank statement?

16. Tell me about an instance where you’ve seen mortgage fraud.

17. Tell me about RESPA.

18. If I were to call one of the loan officers you have worked for, what would they say about you?

19. Tell me about the last time you experienced an ethical dilemma.

20. Tell me what you think a customer goes through when buying a home.

21. What have customers said about the way you worked with them to help them get their loan approved?

22. If a customer is on the phone screaming at you, what do you do?

23. What do you think are the responsibilities of a loan officer?

24. In your opinion, what’s the hardest part of a loan officer’s job?

25. What’s the easiest part of a LO’s job?

26. What’s your impression of real estate agents?

27. Tell me about one of your most stressful days at work.

28. Tell me about a fantastic day at work.

29. What’s the best job you’ve ever had? Why?

30. What’s the worst job you’ve ever had? Why?

31. What’s the best customer service experience you’ve ever had? 

32. What achievement are you most proud of?

33. Who do you look up to? Why? 

If are satisfied with the answers, don’t stop there. It’s time to test their knowledge. Give them a tax return and ask them to analyze it. Give them a credit report to review. Give them a file and ask them what’s “missing.” Ask them if they think the “test” file would be approved.
