Home sales flat in Connecticut

Prices fell and the number of single-family homes sold in Connecticut were essentially flat year-over-year, according to the latest report form The Warren Group, a real estate data and analytics company.

A total of 2,371 single-family homes were sold in Connecticut during the month of April, compared with 2,352 sold in April 2016. The median price of a single-family home in the state decreased 2.1 percent in April to $235,000, compared with $240,000 a year ago.

Home sales for the year remain strong, however. There have been 8,435 single-family home sales in 2017, compared to 8,048 over the first four months of 2016 -- a 4.8 percent increase.

"The market is still slow and far behind the peaks we saw a decade ago," Timothy Warren, CEO of The Warren Group, said in a release. "Sales in April were 29 percent below the number in April 2005. And the median price in April is down 19 percent from April 2007. The market is steady and stable, but the recovery leaves us well below our peaks."

Condominium sales in Connecticut decreased in April by 1.2 percent with 657 condos sold, down from 665 in April 2016. The median sale price for condos in April increased by 4.7 percent to $164,900, compared to $157,500 in April 2016.

Brookfield had a strong April with 14 homes sold, compared to just five a year ago. The median price of those homes sold, however, dropped 22 percent. Year to date, Brookfield has sold 50 homes, up from the 40 sold during the first four months of 2016.

In Danbury, 25 homes were sold in April, down from the 27 sold in April 2016. Year-to-date sales are slightly off, as well, with 110 sold so far this year and 115 sold in April 2016. The median price of homes sold year over year in Danbury have dropped 7.7 percent, from $260,000 to $240,000.

Norwalk saw a 21 percent drop in the number of homes sold year over year, from 57 to 45. For the year, Norwalk is down slightly with 161 homes sold, compared to 169 homes sold through April in 2016.

Volume was brisk in Stamford with 49 homes sold in April, but it marked a sharp decline from the 63 sold last April. For the year, Stamford is down more than 20 percent, from 204 to 162.

There were 38 homes sold in Bridgeport in April, down from the 45 sold in April 2016. The median price in Bridgeport, however, rose slightly from $153,000 to $157,000.

In Greenwich, the 20 homes sold in April represented a 31 percent drop from the 29 sold in April 2016. Median price is also down in Greenwich, from $1.92 million to $1.58 million.

Fairfield led all Fairfield County municipalities with 56 homes sold in April. That was still below the 62 homes sold there in April 2016.
