Jacksonville-area housing market sees downturn

Housing sales slumped in the Jacksonville area last month, according to a new report from the Northeast Florida Association of Realtors.

For the month there was a total of 2,829 home sales on the First Coast. That's down from May and also down compared to June 2018. In May there were 3,091 homes sold. In June a year ago there were 3,093 homes sold.

The drop in this June's home sales represents an 8.5% decrease from a year ago, the association said.

While the total number of homes sold went down, the value of those houses is going up. The average price per home sold in June was $295,386, a 5.2% jump over the average price per home in June 2018.

The supply of homes for sale is going down as there were 9,226 homes on the market in June, a 4.7% drop from a year ago.

"Despite some reports that the market has shifted to favor buyers, Northeast Florida's low inventory, climbing prices and frequently seen multiple offers for properties are a combination that still add up to a seller's market," said association president Jeanne Denton-Scheck.
