Maui home sales surged in February

Home sale volume often plummets on Maui in January or February, but this year it didn't, and the result was what looked like a spike in the number of single-family houses sold last month.

The number of homes sold in February on Maui with the median price and percentage changed from the same month last year.

The number of single-family homes sold in Maui County spiked 50.8% to 95 in February from 63 in the same month last year, according to Realtors Association of Maui data.

Last month's surge was the result of the year-ago drop, and represented a trend-bucking activity from buyers this year. There were 87 sales in January and 90 sales in December. February's count included two sales on Molokai and one on Lanai compared with none on those islands a year earlier.

The median price for the home sales last month was $685,000. That was up 1.8% from $672,575 a year earlier.

In Maui's condominium market, the number of sales was up 8.9% to 122 last month from 112 a year earlier. The condo median price edged up 1.6% to $472,500 from $465,000.
