Newrez to expand joint venture network with eXp Realty

Newrez is expanding its joint venture operations, with plans to bring on one of the top real estate brokerages in the United States following the end of its partnership with another lender.

eXp World Holdings, the parent company of eXp Realty, and Kind Lending ended their mortgage joint venture, Success Lending, HousingWire first reported Wednesday. This opened the door for Newrez to add to its growing list of 16 joint ventures and further extend its control over the homebuying experience.

"Success Lending's owners have made a mutual, strategic decision to wind down the joint venture," an eXp spokesperson said. "As part of that next chapter, eXp is exploring the potential formation of a new joint mortgage venture with Newrez that would bring together Newrez's origination platform with eXp's agent network to serve more homebuyers."

While a deal isn't finalized yet, a Newrez spokesperson confirmed the news.

"Joint ventures are an important part of Newrez's broader growth strategy and reflect our continued investment in purchase business and customer relationships," David Schroeder, Newrez's head of national sales, told National Mortgage News. "More than anything, we view these partnerships as an opportunity to combine trusted real estate expertise with Newrez's scale, capabilities and support to create value across the entire customer lifecycle."

The partnership would create a powerful pipeline from the initial home search to purchase, servicing, refinancing and future home purchases. eXp Realty ranked third in RealTrends Verified's top performing real estate brokerages list with a volume of $155.6 billion, while Newrez originated 66,498 loans worth $22 billion in 2025, the 14th most in the country, according to Motley Fool. 

Newrez constantly looks for companies who share its goals of delivering a positive journey for homebuyers, supporting agents and building long-term customer relationships. Once chosen, the lender works closely with the potential partner to align on strategy operations, technology, branding and customer experience before launch, Schroeder said.

The lender's strategy is a way to connect with borrowers early in the homebuying process. Rocket Cos. acquired Redfin last year with a similar goal in mind.

Since its launch in 2021, Success Lending has funded over $1 billion through more than 3,500 loans, according to the company's website. The lender also employed more than 100 mortgage loan officers across 22 branches. 

Kind Lending, founded in 2020, also formed a mortgage joint venture with RE/MAX, which was recently acquired by The Real Brokerage, in 2023.
