July's price gain was largely a function of a relatively low median price in July 2016. This year the median price was at or over $700,000 in March, May, June and July. Last year the median price was over $600,000 in every month except July and February.

The number of single-family home sales last month slipped by 2 percent to 91 from 93.

In Maui's condominium market, the median price edged up almost 1 percent to $442,500 last month from $440,000 a year earlier. There were 100 condo sales, down 10 percent from 111 a year earlier.
