If you want your clients to remember you long after the closing is over, consider sending them a closing booklet within 45 days.

I know, they get a stack of paperwork - with a copy of every single piece of paper they signed - but in reality, they only need four documents to refer to when it comes time to sell or refinance their home.

And, it's something you or your assistant can easily create yourself!

Here are the four documents and the reasons why you need to provide only these:

1) HUD-1: If the mortgage loan was to purchase a home, it establishes the sales price. If the loan was a refinance, it provides details of the refi, including the mortgage payoff, points paid, etc. All the details are on two or three pages.

2) A copy of the note: There is no need to send a copy of the mortgage - it's already a recorded, public document. The note is the document that outlines the exact terms and conditions of the original loan agreement.

3) A copy of the appraisal: The appraisal value is not always the same as the sales price. If the prior loan is a refinance, it's the last-known benchmark establishing the value. For the consumer, it's a great reference to show a real estate agent when they decide to sell the home. (Just include the first copy of pages - they don't need all those appraiser disclosures.)

4) The amortization schedule: This is the one document that nobody gives to the borrower (servicers usually charge $45). Your loan origination probably has an app for you to print and include one in the closing costs booklet. It's an easy way for your clients to keep track of payments, make principal payments or just to make sure that the servicer credits the proper dollar amount each month.

However, the most important part of the booklet is the cover letter. It shows them how and when to use the booklet, how to refer you to their family and friends and what to do when it comes time to sell or refinance their home.

Oh, one more thing! A CD might be a little less expensive to create and send but ask yourself this? Will CD's be around five or seven years from now? While it might not be state-of-the-art, I believe that the booklet, with the printed pages, is timeless, easily read and can serve as a reference immediately.
