Mortgage Marketing Tips from a Pickle-Pushing Top Producer

This week's edition highlights Chris Schoenthal of HomeBridge Financial Services, where he works in the company's Duluth, Ga. office. He ranked No. 94 on the 2015 Top Producers list. Responses have been edited for length and clarity.

Tell us about your most creative or successful marketing strategy. How did you come up with the idea? What were the results?

I took jars of pickles and made labels with my contact information. I put on them, "Don't get stuck in a Pickle. Call Chris." It got a great response from people and it was a clever idea.

What's unique about the local market you serve and what do you do to address those needs?

The Atlanta area is very diverse with numerous challenges. I adjust to each situation and figure out to get it done.

Tell us about an unusual or difficult loan scenario and what you did to ensure a successful closing.

I had a couple getting a Veterans Affairs loan. Throughout the process we weren't able to document all sources of income, which caused their debt ratios to go too high. It was for a builder and the home was already built. We pulled out some additional reserves, paid off a small debt and got the loan closed with high ratios and happy buyers and builder.

What do you know about the mortgage business now that you wished you knew when you started out?

Ha! I'm not sure about that one. I would definitely have worked more at an earlier stage to be more involved with the industries and people throughout the business.

Who is someone in your life, personally or professionally, who helps contribute to your success?

My wife is always supporting me and my boss is always pushing with great encouragement.
