No 12 Michael Dunsky, Guaranteed Rate (No. 86 overall)

Tell us about an unusual or difficult loan scenario and what you did to ensure a successful closing. Helped a single, working mother buy her first home when the home she was renting was being sold. She is a full-time caregiver to her two-year-old child, guardian for her teenage younger sister (their parents are deceased), and also takes care of her grandmother. This woman was nothing short of inspiring to me with her resolve and I am so thankful for being a part of helping her buy a home for her and her family.

It's been very successful in bringing people together and has resulted in a lot of goodwill and more business for me. Plus I'm supporting local businesses.

Tell us about an unusual or difficult loan scenario and what you did to ensure a successful closing. Because he earns his income in an unconventional way and has a lot of gaps in employment, we went back and looked at his income over the past seven years to document the fact that this is normal for him. Had we only looked at the last two years, he wouldn't have qualified.
